EXCLUSIVE: $62.5 Million Aspen Estate Hits the Market in Community Where John Denver Wrote ‘Rocky Mountain High’

An Aspen, CO, property located in the exclusive enclave where John Denver wrote his iconic hit “Rocky Mountain High” has hit the market for a staggering $62.5 million—although the residence that now occupies the site is a decidedly modern take on mountain living.

Known as Panorama House, the newly completed estate at 401 Carroll Drive sits on approximately 6.5 private acres in Starwood, Aspen’s first and only gated community.

The property has a storied connection to Denver, who wrote “Rocky Mountain High," while residing in the community. Released in 1972, the song became one of the late singer-songwriter’s most recognizable hits and an enduring ode to Colorado.

Today, the property is home to an entirely different kind of Rocky Mountain retreat: a newly completed 13,439-square-foot mansion filled with resort-style amenities, including a swimming pool, spa, gym, cold plunge, sauna, private movie theater, and an 800-bottle wine room.

More than five years of design, permitting, and construction went into creating Panorama House, which is now being offered fully furnished and with no outstanding approvals.

The residence was designed by KA DesignWorks, a Basalt, CO, architecture firm led by Kenneth Adler, AIA, whose residential work has been recognized at the International Design and Architecture Awards.

The interiors were completed by Studio 133, led by Chris Powell, who trained under Jed Johnson and Robert A.M. Stern in New York before establishing his Aspen practice 25 years ago. Janckila Construction, which has been building luxury properties across Aspen, Snowmass, and Vail since 1995, handled construction of the home.

Panorama House's elevated location provides approximately 180-degree views of the surrounding landscape, including the Elk Mountains and all four Aspen Snowmass ski areas.

Walls of glass throughout the residence were designed to make those vistas a focal point of the interiors, while expansive terraces extend the living spaces outdoors.

The entire residence is also above grade, allowing natural light to enter throughout the home while maximizing its connection to the surrounding mountain landscape.

Inside the main residence are seven en suite bedrooms and nine full bathrooms.

A separate two-bedroom Caretaker Dwelling Unit provides additional accommodations away from the primary living quarters and can be used for staff, extended family members, or overnight guests.

Yet it's the home's sprawling wellness facilities that help distinguish it from other luxury properties on the Aspen market.

Panorama House comes with a heated outdoor swimming pool and integrated spa, as well as a full fitness gym and yoga area.

The wellness facilities don't end there. Owners can also make use of a steam room, infrared sauna, cold plunge, and dedicated massage room without ever having to leave the property.

A cabana lounge, complete with a fireplace and television, opens onto the exterior spaces, creating another area for owners and their guests to relax after a day on the slopes—or simply take in the surrounding scenery.

Pools of this size are particularly rare among Aspen properties, according to the listing team, adding to the property's appeal at the upper end of the area's real estate market.

“The upper end of the market remains resilient, especially for irreplaceable properties and amenities such as pools. With aging inventory, new turn-key properties remain in high demand and command a premium,” listing agent Riley Warwick of Saslove & Warwick at Douglas Elliman said.

The mansion also provides plenty of entertainment space away from its wellness wing.

A tiered private theater offers a dedicated spot for movie nights, while a game room, marble bar, and wine room capable of storing approximately 800 bottles provide additional spaces for hosting.

There is also an executive office for working from home.

Outside, the estate has been designed to function during Aspen's dramatically different seasons.

Expansive terraces, an outdoor kitchen, landscaped grounds, and multiple fire features offer plenty of opportunities for outdoor entertaining during warmer weather.

Hedge fund billionaire John Paulson owns the former Starwood compound of Prince Bandar bin Sultan, while model and actress Barbi Benton and her husband, real estate developer George Gradow, built the community's distinctive Copper Palace.

The neighborhood's privacy extends well beyond its famous residents. Starwood has private security at its gate, its own fire station, a conference center, and horse pastures.

Its tightly controlled land-use rules have also helped preserve the character—and exclusivity—of the gated community.

Those restrictions mean that new construction on the scale of Panorama House, which combines nearly 13,500 square feet of living space with approximately private 6.5 acres, is no longer possible within Starwood's boundaries.

That makes the newly finished residence something of a rarity in a community already known for its limited supply.

It also means the next owner won't need to embark on the lengthy process required to create a comparable Aspen retreat from scratch.

After more than five years spent taking Panorama House from its design and permitting stages through construction, the residence is complete, furnished, and ready for occupancy.

More than half a century after Denver found inspiration in the property’s Rocky Mountain surroundings, its newest incarnation offers a much more lavish way to experience those same celebrated views.
